If you haven’t built a custom home before, you probably have a lot of questions, that’s normal. Here are the ones we hear most from homeowners looking at Galloway.
It depends on whether the lot has access to public sewer. In growth areas near Route 30 and Smithville, lots with public sewer can be as small as one acre. In the more rural western sections where you'll need well and septic, you're typically looking at a two-acre minimum. We can help you figure out what applies to a specific lot before you commit to buying it.
Parts of Galloway fall under Pinelands Commission jurisdiction, which means some lots require an additional review before you can build. It's not a dealbreaker — it just adds a step to the process. If your lot is in a Pinelands zone, we'll flag it early and make sure you know what to expect before we get into design.
It varies by location. Areas closer to Route 30 and the Smithville corridor generally have public sewer available.
